About Pizza Hut

Pizza Hut is the largest pizza restaurant company in the world. It has 12,000 outlets in 90 countries, employing more than 300,000 people. Our story began with one small restaurant and two young brothers - Dan and Frank Carney. In 1958 they were struck by inspiration, and opened the first Pizza Hut in Wichita, Kansas, USA. When they were setting up, they only had room for 25 seats - and the restaurant sign only had space for nine letters. They wanted 'Pizza' in the name, which left space for just 3 more letters. Because the building looked like a hut, Pizza Hut was born.

Training

There is an argument for just getting on with things, for getting stuck in and learning by your mistakes as you go. But that isn't what we believe in here at Pizza Hut. Just ask our Restaurant Managers. They've benefited from one of the most comprehensive training programmes around. They also receive ongoing support once their restaurant is up and running. And as a franchisee, you'll benefit from all this. The important thing is that you're ready when the time comes. We won't just hand over the keys and leave you to sink or swim. We want you to feel comfortable and confident from the outset. That's why our training process is significantly more comprehensive than many others. As far as we're concerned, our relationship is a long-term one that is based on mutual trust - something that's reflected in our training itself, which addresses the importance of being able to build effective working relationships before anything else.

That's just the start though. All in all, we'll take you through 13 weeks of training prior to opening. This will take the form of in-store experience and classroom based tuition, as well as extensive and continuous support from a dedicated Franchise Business Manager and our Restaurant Support Centre. Not that your support will end there. As an international business, we have an instantly recognisable brand and a strong presence in the marketplace, and you'll therefore benefit from our national advertising and PR. That means you don't have to worry about creative, production and media costs. We'll also support your local store marketing. On top of all this, we're also developing new products and bringing them to the market. It's a process that takes a huge amount of research - yet another worry you won't have to bother about. All you have to do is take our ideas, put them into practice and then sit back and reap the rewards.

Q. What training will you give me and my staff? How many people does it cover?
A. You and your management team will go through our "Developing Champions" management training programme. Full costs for training additional managers are available. Your team members will go through our "Expert" training programme, and full costs are similarly available for each position. All of this training will take place in one of our existing training stores, and at nominated training venues. Please note that the franchisee pays for his/her training, and that of all of his/her staff and management, and will also have to pay the travel costs and wages/salaries of those people while they are undergoing training. An allowance for training has been included in the indicative total investment cost.
 
Q. What is the total investment required for a Pizza Hut delivery store?
A. This depends on many factors, such as the site you choose and the building costs you are able to negotiate, but we would typically invest between £135,000 and £160,000 (excluding freehold and VAT). Most financial institutions would expect you to fund at least 30% yourself, and the rest through loan funding.

Q. What do I get for my money?
A. There is a franchise royalty fee, which is 6% of the net sales. For the $19,200 initial fee, you receive the right to use the Pizza Hut trademarks, its system for preparing, marketing and selling food products, its information, specifications, know-how and other confidential and proprietary information for a five year period. Included in the indicative total investment cost, there is also some allowance (not part of the initial fee) for management and staff training and initial marketing support prior to opening, although these also depend on the particular area in which you choose to operate. Most of the start-up costs are comprised of building fit-out and equipment costs which will vary, depending on your site. The franchise agreement is a 10 year term with a 5 year break, subject to payment of a renewal fee and meeting all ongoing operating and financial standards.

Q. What is the marketing contribution?
A. Franchisees are required to contribute a total of 6% of net sales to marketing each year, split 2% nationally and 4% locally. The national contribution funds the creation and broadcast of great campaigns such as 'Celebrities' and more recently, 'Hot Value', 'Oven Fresh Delivery System' and 'Delivery Guarantee'. It also contributes towards research and development to deliver a continuous stream of product and concept innovation.

Q. What financial information can you give me?
A. Pizza Hut already have over 70 franchised Delivery units in the UK and 118 Company owned ones. Every site will have it's own specific cost profile, of which the biggest is labour. Only the franchisee will know what his/her labour cost will look like. However we will be able to supply some historic actual costs associated with running a delivery restaurant to help you work out what your business might look like. We can also give historic average financial data such as weekly sales, food costs, utility costs etc. You would then need to work out your own projections, to make sure you are happy to invest your money in your business.

Q. What is the payback period?
A. Clearly, this will vary enormously as it will depend how each individual franchisee runs their business and how they manage their costs. You will be better able to judge this once you have prepared your business plan.

Q. What support will you give me to find a good site?
A. We will give you a choice of towns and cities to look at that suits you. We will supply you with information regarding those towns and cities that include the actual number of households, population, ACORN (TM) demographics, and competitor information as well as a copy of our minimum site criteria. It is then up to you to find a site that meets our minimum criteria. Before you commit any of your money to that site we will accompany you to approve that individual site as having met our minimum criteria. You will then be allocated a delivery trade zone of around 20,000 households that can be serviced from that site, although the precise boundaries may change over time in accordance with the franchise agreement.

Q. What support will you give me to build my unit?
A. Once a site location has been approved, we will supply you with a list of approved designers, contractors and proprietary equipment suppliers that you will choose from to construct the unit. The designers and contractors will already have approved specifications to which they will fit out the store. We will approve all drawings along the way as well as attend site meetings to ensure that your store is completed to our specification, thus minimising the risk of costly mistakes. We can also you in touch with a third party contractor, who can provide a complete project management service at extra cost, if you wish.

Q. Can I have more than one site?
A. Yes, subject to our "expansion criteria", which ensure that you are operating satisfactorily as a franchisee and upholding brand standards. We would also check that you have the management and staff capability necessary to operate more than one site. We would, however, recommend that you start with one site that you totally commit yourself to for the first year. If things are going well for you, and you are meeting our "expansion criteria", then your Business Development Manager will discuss the possibility of expansion with you. The maximum number you can have depends on your own capability and site availability.

Who is ideal?

By now you should have a pretty good idea of what you can expect from us, particularly in terms of the support you'll receive. However, for your franchise to work and prove a success, your input in crucial. After all, as an owner-operator you'll be the one who's there on a day-to-day basis, making things work from day one. And if we're both to benefit from our partnership, it's absolutely vital that you're as confident in your abilities as we are.

So, what does it take to be a successful franchisee? Well, there are a number of qualities that you'll obviously need. Exceptional interpersonal and people skills are essential, as you'll be dealing with customers as well as leading your team on a daily basis. In addition to excellent written and spoken communication skills, you will also need the right mindset. You'll have to be an organiser with a can-do attitude - someone who gets things done. You'll have to be dedicated and passionate enough to adapt to a proven way of working. And you'll need the ability to roll your sleeves up and get stuck in, which means everything from making pizza through to administration.

What you'll also need though, is the right combination of drive, enthusiasm and business experience. As you can see, it's a challenge that calls for initiative and determination, and no small amount of dedication. But, if you have a comprehensive understanding of business, and more specifically the fast-food industry, it's a fantastic opportunity - one that can be personally and professionally rewarding, as well as financially.
