Franchising

Why is the group setting up estate agency franchises?
The Group is ambitious and is looking to achieve rapid growth in its share of the estate agency market. It is adopting franchising as a growth vehicle to increase the distribution of its products and services through estate agency outlets. The Group is offering franchises of its own brands, either to established businesses or on a start up basis, to infill the existing owned network and extend network coverage. The lead brand being franchised in this way is Bairstow Eves.

Benefits of a Bairstow Eves franchise
A Bairstow Eves franchise gives a local agent the marketing strengths of a national network and the support and power of the Group. Each franchise remains an independently owned and operated business, with its own operating style and personality. Each franchisee has the freedom to run and develop his/her own business within the overall framework of the franchise package. The franchise package entitles a franchisee to the numerous benefits of Group "club" membership:
  • Centralised network referrals of new instructions, access to properties listed with other group branches, fee sharing arrangements.
  • Commissions from mortgage/FS introductions to hosted/shared consultants (intermediary option available).
  • Commissions from Countrywide Residential Lettings client introductions.
  • Privileged access to in-group surveying and conveyancing services.
  • Comprehensive estate agency training programmes, designed to lead to professional estate agency qualifications.
  • Major purchasing and supply advantages and deals.
  • Packaged IT and mailing systems and technical support.
  • Ready made marketing and presentational material/campaigns, business development programmes etc.
  • Membership of www.rightmove.co.uk - the UK's leading property website - founded and part owned by the Countrywide Assured Group plc.
The package is designed to empower a franchisee's business - increasing instruction levels, revenues and profits. This is your chance to grow your business with a Bairstow Eves franchise.

Training

Will my team and I be given training?
The development of management and staff through training are important elements of our franchise proposition. Training is one of the means by which franchisees can expect to unlock the potential of their people and increase the power of their business. Full details of our training programme for franchisees are available on application.

What support and back-up benefits do I get?
The support provided by the Group through the Franchise Development Team is an important part of the franchise package. This includes major cost savings through Group purchasing deals, time saving single source supply facilities, expert technical support, and centralised vendor referrals.

Is an operation manual provided?
An extensive Operations Manual forms the core of our franchise system. The bulk of the benefits of the franchise are derived from the tried, tested, and proven methods set out in detail in the Manual.

Finance

What does a franchise cost?
There is an initial payment for the franchise and, thereafter, a monthly Management Services Fee, which is a percentage of gross income. Further details are available to enquirors on provision of further information establishing bona fide intent.

Is funding available?
We have made arrangements with leading clearing banks for a business development package to be made available to franchisees, subject to the usual criteria for approval.

Who is ideal?

How is the group developing franchising?
We are offering estate agency franchises to:
  • Estate agents with established businesses.
  • Experienced estate agents who are interested in start up businesses.
  • Investors with no estate agency experience who are willing to recruit experienced estate agents to work with them.
What are the criteria for selection of franchisees?
We are looking to recruit as franchisees, whether with established businesses or for start up opportunities, estate agents or experienced business people with a good local reputation and a professional yet entrepreneurial approach; you will be ambitious, energetic, hard working, with pride and commitment to service quality; you will believe in value for money through excellence in service, will be sales focused, attentive to detail, and organised; you will believe in supporting good people with good branch systems. You will have flair and an eye for quality of presentation, will be open-minded and innovative, appreciative of the need to develop, reward, and retain the loyalty of staff, focused on good practices as a means of building business levels and, above all, will be ambitious to grow market share.

Territories/Locations

Does the franchise have a territorial limit?
We do not seek to set contractual geographical boundaries for franchisees. Ambitious and entrepreneurial franchisees should be allowed to extend their operation as far as their energies, skills, and reputations can take them. If franchisees wish to develop their business beyond their current spheres of influence by opening another branch, this will involve applying for a further licence. We do however seek to establish sensible boundaries between adjacent offices for day-to-day operating and referral purposes based on natural markets. We are constructing our franchise network as much as possible on the basis of clusters of branches rather than on a scattered approach. This allows us to group and intensify the support we provide, which in turn enables our franchisees to achieve better economies of scale themselves and to benefit from cluster strengths in such areas as financial services back up and newspaper advertising.
